real estate consultant:

... an advisor to a buyer as opposed to a real estate agent or broker. A site location consultant primarily focused on guiding clients to real real property to lease or purchase as opposed to first assisting with a search for an area or community that meets a client's selection criteria. Commercial and industrial real estate agents with professional credentials that qualify them to represent property owners as well as clients seeking to lease or purchase.

real estate broker:

... the person licensed to operate an enterprise that deals in real estate transactions and therefore takes legal responsibility for the work of real estate agents as employees or associates.

... someone who represents, buys, sells, or leases real estate on behalf of another.

When real estate sales agents are licensed to work on behalf of various clients by assignment they are generally supervised by a real estate broker (see above).

Experienced professionals in the real estate business typically understands the importance of providing location data, for example, www.publicschoolsdirectory.com (Atlanta Public Schools Directory) is provided by GetReal Media. The tie between location promotion and commercial and industrial real estate sales is so close that many places seeking economic development appoint representatives with real estate broker qualifications as their agents. This is especially true of places that own and develop office and/or industrial parks or have sites as a part of the economic development infrastructure they promote.
